The Rental Process

Thank you for your enquiry regarding our vacant rental properties.

To assist you in the process of applying for a Property to rent with Coolum Coastal Property, we provide the following points to consider:

Find A Property

  • View online via realestate.com.au, Domain or our website.
  • Drive-by the property and ensure it is a suitable location.
  • Contact us to arrange an appointment to view the property (mandatory).
  • We will meet you at the property, at the selected time.
  • If you are unable to make the appointment, please contact our office in advance to cancel.

Apply For The Property

Complete an Application Form – one per person over the age of 18 (click here for a copy or you can use 1Form)

Include evidence of your income eg.
  • Pay slips
  • Accountant letter
  • Centrelink documents
  • Bank Statement

Provide and attach photocopies of all documents to meet 100 points of identification as the guide shows below.

IDENTIFICATION GUIDE

Passport – 70 points
Birth Certificate – 70 points
Citizenship certificate – 70 points

Australian Driver’s Licence – 40 points
Student Photo ID Card – 40 points
Department of Veterans Affairs Card – 40 points
Centrelink Card – 40 points
Proof of age card – 40 points
State/Federal Government Photo ID – 40 points

Motor vehicle registration – 25 points
Bank Statement – 25 points
Medicare Card – 25 points
Council Rates Notice -25 points
Utility Bill (phone/electricity/water etc) – 25 points

*Applications that are not complete cannot be processed.

We Take Care Of The Rest!

Your application is a priority to us; we will endeavour to have an response to you within 48 hours.

To verify your application information we contact the National Tenancy Database TICA .We also contact your current employer, current & previous Agent/Lessor and personal referees.

Should your application be declined by the Lessor, it will be retained for one (1) month and then destroyed securely, to comply with Privacy Legislation.

Rent payments are accepted by way of Electronic Funds Transfer to our Trust Account. We encourage you to set up a Direct Debit system with your preferred bank. Unfortunately we do not accept cash.

Congratulations- You’ve Been Approved!

Work with the Property Manager to organise move in dates and key collection. Please ensure your bond has been paid along with the deposit to secure the property.

Personally arrange the following services as applicable:
  • Power Connection
  • Gas Connection (if applicable)
  • Phone Connection
  • Internet Connection

OR you can engage On The Move who can arrange all of the above services for you. Please notify your property manager if you are interested in this service.
