Before getting in touch, please check below as we've provided answers to many of the most commonly asked questions we receive from people looking for a property to rent. 

A: You can complete an application by either using the online link for the properties which interest you, emailing us a request for the PDF version which you can then complete and scan back to us, or using the link on the CCP Website.

If you are successful, a CCP staff team member will ask for a deposit equal to the first two weeks rent to secure the property. You will also be asked to pay a 4-week bond for the property (Equivalent to four weeks rent).

Q: Do I have to view the Coolum property for rent?

A: Yes, our Coolum real estate agency prefers our tenants to go through and physically inspect the property and ensure it is right for them. If you can’t make it yourself, you can always have someone attend on your behalf.

Q: How many routine house and unit rental inspections do you do?

A: Our Coolum real estate agents will conduct 4 x quarterly routine inspections every 12-month period to ensure the property is being cared for and to ensure there is no maintenance or health and safety issues.

Q: What areas does Coolum Coastal Property cover?

A: Coolum Coastal Property covers a wide area for both rental and sale of properties. Our service area starts from Noosa Heads to the north and continues south along the coast through Peregian Beach, Coolum Beach, Marcoola / Mudjimba, Maroochydore / Alexandra Headlands / Mooloolaba all the way down to Caloundra including all suburbs in between such as Peregian Springs, Mount Coolum, Yaroomba, Point Arkwright, Marcoola, as well as hinterland areas like Ninderry, Valdora, Yandina, Yandina Creek, Bli Bli, Mountain Creek, Sippy Downs, Palmview.

Q: What Schools are in our Coolum real estate agency's catchment area?

A: The Sunshine Coast offers a vast selection of excellent schools, and your catchment area will be based on your child’s permanent address. They are subject to change so we always recommend phoning the schools in your selected area to check, or jump online and check via this QLD Gov link.

Q: Do you do holiday rentals or short-term stays in Coolum?

A: We specialise in long-term rental properties in Coolum, with the majority of our new rental leases beginning on with 6-month agreement and if all parties are happy, we can renew for a continued 6 or 12 months thereafter.

Q: Can we break our lease or remove a tenant?

A: Your lease is a legally binding contract. If for some reason your circumstances change and you require this agreement to be broken, there will be fees and charges associated with the lease break. You will be responsible for the full rent of the Coolum unit or house up until a new lease is signed and the cost for advertising and re-letting fees.

Q: When do I get my bond back?

A: Upon vacating, your property manager has 3 days to complete the exit condition report to confirm the property has been returned in a satisfactory standard. Once the exit has been completed and the bond release proportioned according to the exit condition report, we advise the RTA to release the Bond accordingly to the appropriate tenants on Lodgement Form. On average you will receive your bond back 2-3 days from the final inspection being completed.
